Montrose Park

A National Register historic district in the northeast corner of town, bounded by Scotland Road and the Orange and Newark borders, with South Orange Avenue to the south. Known for elegant, large-scale homes from the 1880s through the 1930s on landscaped lots, with bluestone sidewalks and gaslit streets. Mountain Station sits near its western edge, so the NYC commute can be walkable.

Buyers who want a grand historic home near the train.

Large Victorians, Colonials, and Tudors on generous lots; among the most distinctive housing stock in town.

Newstead

South Orange's westernmost neighborhood, set high on the mountain against South Mountain Reservation, between W. South Orange Avenue and the West Orange line. One of the town's newest and nicer areas — most homes were built in the 1950s, so larger mid-century ranches and Colonials on generous lots dominate rather than the Victorians found elsewhere, and the elevation gives many homes sweeping views of the NYC skyline. The trade-off is distance: it's the most removed neighborhood from downtown, roughly a mile-plus (about a 25-minute walk downhill) to the station, with a jitney serving the area.

Buyers who want a larger home, space, and skyline views over a short walk to the train.
Housing
Larger mid-century ranches and Colonials on generous, elevated lots — some with NYC skyline views; among the more upscale stock on the west side.

Seton Village

Turn-of-the-century homes, small multi-family, and rentals at accessible price points.

South Mountain

On the west side of town along the W. South Orange Avenue corridor near Farrell Field, bounded by South Orange Avenue, Walton Avenue, and Audley Street. The greener side of the village and the gateway up to South Mountain Reservation, with trailheads a short distance west. A longer trip to the train than the village neighborhoods.

Outdoor lovers who want the reservation close and a quieter, greener setting.
Housing
Colonials and mid-century homes; generally more space than the downtown-adjacent blocks.

Tuxedo Park

A neighborhood on the east side of town, tucked between Seton Hall University and the Newark border, running south of South Orange Avenue to Varsity Road. One of South Orange's more affordable areas, with modest, well-kept homes — not estates — and an active association that runs block parties, a summer cookout, and holiday gatherings. A jitney connects residents to Midtown Direct trains.

Buyers looking for value and a friendly, tight-knit block near Seton Hall.
Housing
Modest single-family homes at some of the more accessible price points in town.

Upper Wyoming

The more elevated, western half of the Wyoming area, between Longview Road and N. Wyoming Avenue, north of W. South Orange Avenue to the West Orange line. Larger lots and some of the more sought-after addresses on this side of town; a drive, bus, or jitney to the train.

A south-side residential neighborhood — true to its name, largely Colonial-style homes — bounded roughly by Irvington Avenue, Baldwin Avenue, Prospect Street, and Richmond Avenue. Quiet, established blocks near Seton Village and Academy Heights.

Housing
Colonials and some multi-family; mid-range pricing for South Orange.

West Montrose
